Gooseberry House of Newport is located in the city's south end (Fifth Ward). This private home was originally built to accommodate our parents and is fully wheelchair accessible with a stamped concrete ramp to the front porch and another ramp inside the garage.
Now an executive rental, it is fully furnished, beautifully decorated, and completely equipped and supplied.
This property is currently defined as a year-round rental as per City of Newport Tax Assessor. It can be rented only on a minimum 12-month or longer lease. Lease start depends on military clause in previous lease - currently around August or September.
Amenities You Will Enjoy
The home’s layout includes a large main (king) bedroom with a king bed, tray ceiling, two large walk-in closets, and a main bath with roll-in shower and ADA toilet. The second (queen) bedroom has a queen bed, bookshelves, and a 6-foot closet. It can instead be furnished as a child’s room (crib, toddler bed, changing table, etc.) or used as a home office space. It is across the hall from the laundry room and second bathroom. All linens and towels provided. The home also features a gourmet kitchen with a 6-burner gas cooktop, double wall ovens, dishwasher, side-by-side fridge/freezer with a water and ice dispenser, pantry closet, a two-level island that seats three, granite tops and stainless appliances – and is also equipped with every kitchen need from apple corer to zester. The living/dining room boasts a vaulted ceiling, beautiful gas fireplace, built-in bookcases, queen sofa bed, a dining table that seats eight, and French doors to the back deck.
The back deck and front porch are both nicely furnished – and the back deck also includes a piped-in gas grill and access to a spacious yard for the children to run and play. The two-car garage has a second refrigerator.
Other thoughtful conveniences include wi-fi Internet, board games, lawn games, and beach chairs/towels. “Starter” supplies, bottled water, and other treats are provided upon arrival. A light weekly or monthly housekeeping can be arranged at tenant expense. The living room has a large flat screen television over the fireplace. Smaller flat screen televisions can be provided for each bedroom, if desired.
Located in the residential area known as the “Fifth Ward”, there is a nearby playground on Ruggles Avenue and a family beach at the bottom of Carroll Avenue. It is an easy walk to shopping and dining spots in downtown Newport. Oh, did we mention your helpful hosts? Feel free to ask us for shopping, dining, or sightseeing suggestions. As native Newporters, we are well acquainted with our famous hometown and its surrounding areas.
THE FINE PRINT: A lease agreement will define all lease terms. Some of the terms will include: Utilities paid by tenant (electric, propane gas, water, Internet). Landlord provides lawn care and outside maintenance; snow/ice removal is shared. No pets, no smoking/vaping indoors, no lithium battery-operated equipment, no parties/events. Furnishings, decor, and equipment inventory is provided with lease (removal nor movement by permission). Minimum stay is 12 months as per City of Newport Tax Assessor (subject to change).

Rates, Fees & Policies
Gooseberry House of Newport is available year round for long term rentals with a minimum stay of 12 months. Maximum occupancy for the house with a 12-month lease is four (4) human beings. We do not allow pets, there is no smoking/vaping indoors, no lithium battery-operated equipment, and no parties/events.
We do not charge a parking fee, a merchant fee, or a booking fee.

Peak Season Rates
This property is currently defined as a year-round rental as per City of Newport Tax Assessor. It can be rented only on a minimum 12-month or longer lease. Lease start depends on military clause in previous lease - currently around August or September. If this changes in the future, rates for the peak season summer months of June, July, and August (and sometimes September) range between 10k & 12k per month. Internet and (generously capped) utilities are included. Please contact us for more information.
Off-Season Rates or Long-Term Leases
